Our first impression of the Florida Treehouse was very positive.
The property is gated, private, and set back from the main road. On party nights, the gate is open, and parking is pretty easy to figure out. Once you walk inside, the check-in area is near the front, and the process feels organized.
That matters at a private house party.
Nobody wants to pull up to some random property and immediately feel like they made a bad decision. The Treehouse does not give off that sketchy house party feeling.
The house and facilities were clean. The property felt cared for. The crowd seemed comfortable. The party had a structure to it without feeling stiff.
That is one of the things the Treehouse still does very well.
Even after our 2026 visits, I would say the Treehouse is one of the cleaner and better organized private lifestyle parties we have attended.

What Changed On Our 2026 Florida Treehouse Visit
Our most recent visit was in spring 2026 for a Star Wars themed swinger party.
The party had a decent crowd, probably close to 100 people at peak. Like a lot of swinger events, it started slow around 8 pm, picked up after 9 pm, and probably peaked around 11 pm.
That is useful to know.
If you arrive right when the party starts and think it feels quiet, do not panic. The Treehouse builds as the night goes on.
The crowd itself was not bad. We saw people from their 20s to late 60s, with the average probably somewhere in the mid-40s. The crowd felt more casual and laid back than what we usually see at some of the higher-end Florida clubs and lifestyle resorts.
That is not meant as an insult.
It felt more like a normal Florida lifestyle crowd. Some attractive people, some average people, some regulars, some newer faces, and a mix of personalities. That can be a good thing if you do not want a place that feels overly image-conscious.
But the overall sexual energy felt toned down compared with some of our earlier visits.
There was still action happening throughout the night, but the play spaces were not as consistently active as we remembered. The group room, in particular, felt slower. It was not dead, but it was not the same steady, after-10 pm playroom energy that we had seen there before.
The biggest shift seemed to be where people were hanging out.
The pool area was still active, but more and more people seemed to be spending a lot of the night in the smoking area. There were different types of smoking going on, and that area became a major social hub.
If you smoke, that may make the party feel more welcoming. If you do not smoke anything, it may make you feel a little more outside the main social circle.
That is not a deal-breaker.
It is just part of the current Treehouse vibe.

The main house is where the night starts.
Inside, you have the check-in area, kitchen, seating areas, pool table room, bathrooms, and several play spaces. It is not a huge building, but it uses the space well.
The kitchen is more important than you might expect.
Guests bring food potluck style, and there is usually a pretty good spread. A lot of people naturally gather near the kitchen because food gives everyone an easy reason to stand around, talk, flirt, and get comfortable.
That is one thing I like about house parties compared with clubs.
At a club, people sometimes stand around waiting for something to happen. At a house party, food, drinks, and shared spaces make it easier to start normal conversations.

The pool area is screened in, clothing optional, and has the kind of relaxed social energy that makes people loosen up. This is where we have spent a lot of our time during past visits.
There is something about a hot tub at a swinger party that makes conversation easier.
People are already half-naked or naked. Everyone understands the general environment. You can sit, talk, flirt, laugh, and figure out who you connect with without it feeling like a cold approach.

For guests who do not smoke, it can be a little different.
You may feel like part of the party is happening somewhere you do not really want to hang out. That can affect the night because when a lot of the crowd concentrates in one area, the pool, hot tub, and playrooms can feel slower.
This is one of the reasons I say the Treehouse vibe has shifted.
It is still a lifestyle party, but it feels more social and smoking section-centered than it did on some of our earlier visits.
The Kink And BDSM Area
The kink and BDSM area is another part of the Treehouse that seems to have become more noticeable.
The kink setup has changed since our earlier visits.
The dedicated kink area is now on the back side of the pool. That area includes a Saint Andrews Cross and a rope tying section, which makes the kink side of the party feel a little more intentional than it did before.
The room that used to feel more BDSM focused has shifted into more of a traditional swinger playroom. Instead of feeling like a kink room, it now has multiple beds and a massage table, so it works better as another space for regular swinger play.
That change actually makes sense for the Treehouse. The kink crowd still has its own area, but the indoor room off the pool gives guests another place to play without needing to be into BDSM or rope.

We actually like that kind of crowd when the energy is good.
It feels less performative and more comfortable.

There are no hotels within walking distance, so plan ahead if you are drinking. There are plenty of hotels within a short drive, and rideshare is probably the easiest option if you do not want to worry about driving afterward.
That is worth planning before you go.
Because this is BYOB and not a resort with hotel rooms attached, logistics matter.
Pricing And Event Donation
The Florida Treehouse is also a very good value compared with a lot of Florida swinger clubs, resorts, and lifestyle events.
The event donation is affordable for couples, single men, and single women. On our last visit, the event donation was only $50 for a couple, which is very reasonable for a private lifestyle party with this many amenities.
That is one of the reasons the Treehouse is still easy to recommend, even with some of the changes in the overall vibe.
You get a clean private property, a pool, hot tub, multiple play areas, a kitchen and food setup, BYOB flexibility, kink-friendly spaces, and one of the more unique swinger party environments in Florida without spending resort money.

It is clean, organized, private, and loaded with amenities that most house parties simply do not have. The heated pool, hot tub, main house, group room, kink area, treehouse playrooms, and occasional fire truck setup make it stand out.
But the party has changed.
On our recent visits, the swinger vibe felt toned down. More people seemed to be hanging out, spending time in the smoking area, or leaning into the kink side of the party. The playrooms were still used, but they were not as steady or active as we remembered from earlier visits.
That makes the Florida Treehouse a little harder to judge.
It is not a bad spot. It is still a good spot. It is still clean, fun, friendly, and a great value for a lifestyle night out.
It is just not our first choice if we are looking for the most sexually active Florida swinger event.
For Lakeland swingers, Polk County swingers, and Central Florida couples or singles who want a private lifestyle party with a lot of amenities, the Florida Treehouse is still worth checking out.
Go in with realistic expectations. Use SLS, SDC, or AFF to make connections ahead of time. Plan around a good theme night. Arrive after the party has had time to build.
And remember that even when a party feels slower than it used to, all it takes is one great couple or single to make the night worth it.
